Support Us - Gifts of Real Estate
You can donate many types of properties to River Network. We accept gifts of single-family homes, condominiums, apartment buildings, farms, office buildings, open land and vacant lots, to name a few. Donors can be individuals, partnerships, or corporations.
For our consideration, gifts of real estate must have:
- A professional valuation or appraisal conducted in the last five years that establishes a market value of at least $20,000;
- Clear title, free of liens or other encumbrances; and
- No known environmental hazards that would be contrary to our mission.
River Network accepts qualifying gifts of real estate that are immediately sellable to help fund our ongoing efforts to protect rivers.
What Are the Benefits of a Real Estate Gift?
- Your gift will qualify for the largest charitable income tax deduction--the full, fair market value of the property. This deduction can be taken up to 30% of your adjusted gross income and any excess can be carried over for five years.
- If the property has appreciated in value, you can avoid any capital gain taxes that would be due if you were to sell the property.
- You can eliminate annual management time and expenses such as insurance, real estate taxes, and utilities.
You can also use real estate to establish planned gifts that can provide you, a spouse or a relative with lifetime income as well as tax deductions.
